There is a legal requirement for you to inform your tenant when the property goes on the market. We can do this for you. When the property has been sold (an unconditional sale and purchase agreement) the tenant on a Periodic Tenancy must be given 42 days notice to vacate. We can also do this for you, however we do advise that you allow at least 49 days so that the appropriate notices can be served to the tenants. As we are specialised property management company and choose not to do sales, we can refer you to a sales person who will market your property for you.
We conduct ingoing and outgoing property inspections at the beginning and end of each tenancy. Routine property inspections are conducted regularly approximately every three months. The initial inspection is completed in written form and by digital photos. These photos are stored for later use.
We pay our landlords on the first working day of each month the rent collected in the previous month. As we have computerized software specifically designed for Property Management, we direct deposit into your account that night and send you your statement that day via email or by snail mail.

Routine inspections are carried out approximately every 3 months. The main purpose is to provide a report to the owner that you are maintaining the property, and also to check for any repairs and make any recommendations to the owner. All maintenance issues must be logged into the Maintenance Manager programme. This can be done either by downloading the app to your smart device or by logging the maintenance request through our website. Any major damage to the property such as damaged wiring, plumbing, leaking water pipes or roof etc must be reported as soon as possible to Maintenance Manager.
A tenancy agreement is a contract between a landlord and a tenant. It sets out everything that a landlord and a tenant have agreed to about the tenancy. Tenancy agreements must be in writing, and the landlord must give the tenant a copy before the tenancy starts, as per the Residential Tenancies Act. Tenants should read the tenancy agreement carefully before they sign it. This includes all the terms and conditions.
